In Metro Detroit, counties like Oakland and Livingston are considered “Zone 2” (moderate to high potential), while parts of Washtenaw are “Zone 1” (high potential). Because radon is odorless and colorless, testing is the only way to know if your specific home in Wayne, Oakland, or Macomb county is affected.
My neighbor’s house tested low for radon. Does that mean my home is safe?
Not necessarily. Radon levels are highly localized. Two houses side-by-side in a Southfield or Royal Oak neighborhood can have completely different readings. This is because radon entry depends on the specific soil composition directly under your foundation, the presence of cracks, and how your home’s ventilation system operates. We always recommend individual home testing rather than relying on neighborhood trends.
At what level should I consider installing a mitigation system?
The EPA has established an “action level” of 4.0 pCi/L (picocuries per liter). If your test results are at or above this number, the EPA and the Michigan Indoor Radon Program strongly recommend a mitigation system. However, since there is no “safe” level of radiation, many Metro Detroit homeowners choose to mitigate if their levels fall between 2.0 and 4.0 pCi/L to further reduce health risks.
Does Michigan require radon testing during a home sale?
While Michigan law does not currently mandate radon testing for residential real estate transactions, it has become a standard part of the home inspection process across Southeast Michigan. Many buyers now request a radon test as a contingency. If you are selling a home, having a certified mitigation system already in place can be a significant selling point and provide peace of mind to potential buyers.
